Buying a Home - The Underwriting & Appraisal Process Leading to Loan Approval

Once you have gotten pre-qualified or pre-approved for a home loan and done the house-hunting and found a home, and signed a sales contract, the hard part for you is about done, at least for now!

Now the lender has to go to work and do their research to get the loan package approved and funded and ready for a closing date. This article will look at the underwriting process and also discuss appraisals, home inspections, special underwriting snags you may run into and what to do if you get denied for a loan.

You can help speed the process along toward a fast closing by responding promptly to any questions from the lender, or requests for documents from you. Give a "heads-up" notice to your human resources department to expect a Verification of Employment form or call from the lender. Stay in touch with your mortgage broker, lender and real estate agent - but don't drive them crazy! These are professionals and they have a vested interest in seeing your loan close - because unless it does, they don't earn a commission! So rest assured they have their fingers on the pulse of your loan!

Appraisal involves your lender verifying the value of the property you want to purchase. Appraisals are an estimate of the value performed by a Certified Real Estate Appraiser (CREA) who is licensed by the state to do this. The appraiser will look at your property inside and out. He will examine sales records for nearby comparable properties over the last 6 months ("comps"). Photographs will be taken and eventually a full report will be prepared and forwarded to the lender. For a residential property, the usual cost for this service is between 0 and 0. In some cases the lender may also wish to have a surveyor examine and certify the property's boundaries.

Sometimes problems come up: what if the property appraises for less than the price you have agreed to pay? Then the seller will have to lower their price, or you will have to pay more cash at down payment, because the lender is not going to lend more than a certain percentage of the value.

Title search/abstract and title insurance have been covered by me in previous articles, so here I will just briefly reiterate that the purpose of researching a property's title is to ensure that the lender is not going to lend money to you against a property that may already have prior encumbrances such as unpaid taxes, liens, zoning issues, lawsuits, etc. The title company will research the property title and certify it free of problems and then issue a title insurance policy. Just remember that title insurance does not cover future events, like life or auto insurance. It covers past events!

Flood certification is always required to insure the lender that your area is not in a flood-prone area. Flooding is usually not covered by your homeowners hazard insurance policy, so if you are in an area likely to be flooded, experience hurricanes, etc., then you will be required to purchase flood insurance.

While an appraisal will certainly be required, you may want to protect yourself by having an independent home inspection performed. Especially if you have no experience in the building trades! Some lenders and states actually require this to be done. The inspector will look at the home's foundation and roof and systems such as plumbing, electricity, heating and air-conditioning. If there are serious defects, bring these to the seller's attention as needing repaired prior to sale, or negotiate the selling price down in compensation. Get repair estimates in writing to strengthen your position when discussing this with the seller. A professional home inspector will probably charge from 0 to 0 or more for very large or complex homes.

After the appraisal has been done you and the lender will have a definitive idea of the property's value and now you can start shopping for homeowners/hazard insurance. You will be required at closing to show that this coverage has been purchased. Do not leave this item in the lender's hands to do for you because policy costs can vary widely. Shop around and be sure to ask about discounts for alarm systems, deadbolts, hurricane shutters, impact glass windows, etc. I have a separate article about purchasing homeowners insurance so I will nor cover this extensively herein, except to say that you can usually choose a "Replacement Value" policy for older homes full of furniture, appliances, electronics, etc., or choose a "Cash Value" policy which accounts for depreciation of contents over time. An old computer would be seen to have no remaining value and would not be replaced, for instance. Cash value polices are cheaper.

Unforeseen problems: As the lender's underwriters process your loan, things can come up. Condominiums, for example, can be a problem. In a condo purchase you are only purchasing the interior space. The outside of the building belongs to the association as a whole. With a townhouse you may also have garage space and a small front and/or back yard area that is your own private property. The value of this space you will own can be affected by what is going on in the condominium as a whole. The lender will usually have you take a questionnaire to the condominium association to be filled out. They will not want, for instance, to see that more than half the units are rented versus being owned. Renters tend not to care for their units and thus bring down property values for everyone else. Lenders will also want assurance that the association's management is competent, has an adequate maintenance budget, carries adequate insurance, etc. What is a storm blows off the roof or a fire 2 units down engulfs your unit?

I live in South Florida. This is a big retirement community. Many condominiums and many of their management teams are staffed by volunteers who are retired and elderly. Some are great. And some can make your life a living hell, they are nosy, hateful busybodies! Check out the overall population of the condo you are contemplating buying and see if you are a "good fit" for the residents there.

Now let's look at the worst-case scenario - your loan is denied. It happens. Maybe your credit was less than perfect, maybe your lender doesn't like the property or would like to see more down payment than you can afford. The most common reasons are credit problems, or not enough money down or too much current debt. In any case the lender must provide you with written reasons within 30 days. If you think there was discrimination involved, call the toll-free numbers the lender must provide. Otherwise, keep shopping for a loan elsewhere. If you are working with a mortgage broker they will probably already have your application handed over to a new lender before you even hear of the turn-down, because it is in their interest to see you get approved.

It may be that you really do need to wait awhile and pay down some debt and save up some more money. The lender may have just done you a big favor by not letting you get in over your head.

Moving Out of Your Parent's House? 8 Things You Must Do

Moving out of your parents' house and living on your own may sound fun -- but it's actually a lot of hard work. If possible, you shouldn't do it on a whim. A lot of planning should go into this life-changing move. Here are the eight most important steps in living solo:

1. Register your cash.

Make sure that your finances are solid. Come clean with what you have and what you don't. You should have enough to cover your estimated monthly expenses and, perhaps, at least 0 to 0 left over to add to your savings. Ideally, you should have at least three months' worth of funds ready. Also, keep in mind that many places for rent require you to make a safety deposit before you're awarded the lease.

2. Address your living space.

Since you're just starting out, you won't be able to afford a posh condo yet. But that doesn't mean you have to settle for a decrepit hovel. It's most practical for you to find a place that's close to where you work so you won't spend much for transportation. You could also share an apartment, condo unit, or house with your friends or workmates. Just make sure the location you choose is safe and clean. It's fine to spend more in order to live hassle-free in a good neighborhood.

3. Inspect the contract carefully.

Read the lease that the landlord or building administrator gives you. If possible, you can request that the rent be "locked." This means that there will be no yearly rent increases imposed. Requests are more likely to be granted when you inform the landlord that you're planning to stay long-term. Take note of the other stipulations of your lease to be sure that you're getting a fair deal. Know whom you can call for repairs and other concerns.

4. Ensure your safety.

Inspect the interiors of your place and make sure that there are no safety hazards such as faulty electrical wiring, iffy locks, and flammable substances. Check your water pipes for leaks and make sure the plumbing is in order. Then, make sure that your windows are screened to keep out mosquitoes and other pests.

5. Mind your health.

Going solo means there won't be anyone who can immediately come to your rescue in case you get sick. So, for starters, don't neglect your health. Eat nutritious meals, get enough sleep, and take vitamins. Invest in a first aid kit and over-the-counter medicine that can give you much-needed relief when you're sick.

6. Stock up on essentials.

Have a stash of ready-to-eat food for days when you're too tired to cook or buy food. You should also have a few bars of soap, as well as an extra bottle of shampoo and a tube of toothpaste. You should likewise never run out of sanitary napkins. You will need these reserve supplies in case of emergencies such as storms or when you're unable to leave your place.

7. Get your keys in place.

Leave an extra pair of your house keys at your office or leave them with a trusted friend or family member. Make sure that your friends know how they can reach you. This is so they can easily find you when you need help. It's also a good idea to have someone who could check to see if you're fine from time to time.

8. Know your neighborhood.

Familiarize yourself with your new territory. Find out where the closest laundry shops, water refilling stations, pharmacies, hospitals, convenience stores and groceries are located. Plot out how and when you have to avail of their services or goods. After all, these things are necessities. Moreover, list down the hotlines of the fire department, police station, and utilities providers (light, water and phone).

Math can be a difficult subject for many students. Most children loose interest in mathematics, simply because they think it's too hard. Parents and teachers may find it difficult to motivate their students to complete their math assignments. Here are some suggestions to help your students in solving their math problems and overcome their fears:

1. Encourage Them!

You can improve your children's learning ability by providing them a positive environment. Many teachers often forget to encourage the efforts of their students. Children should be appreciated when they correctly solve their math problems. Teachers should mark their assignments, leniently. They are advised to keep their tone and attitude positive, since children can easily pick up signs of negativity.

Encourage your kids to talk. Tell your child to solve their math problems by talking about the correct steps. This will allow you to monitor what he or she is thinking. You can detect the problem areas while your child is talking his way through the steps.

You should teach your children money skills. Your kids can use fractions and percentages to find out how much savings they have made on a particular purchase. 7. Telling Time

Teach your children how to tell the accurate time. Use digital and analog clocks for this purpose. You can talk with them about, seconds, minutes, hours and days.

8. Make Math Games

Learning mathematics should be a fun activity for your children. You can combine math with various games to make it interesting for your children. Other effective methods of teaching involve use of flash cards that test the child's math skills to help him get better in mathematics.

9. Use Computers

You can increase your child's learning speed by using computers and various educational software. Today's children are much more familiar with computers than their parents were at the same age. There are many computer games that involve the use of math skills. Senior students may be interested to learn about spreadsheets and calendars to improve their mathematics.

10. Talk to Teachers

Parents and Teachers should communicate with each other on a frequent basis. They should assist the students in learning the proper mathematics skills. How to Detect Bed Bugs in Your Home

A resurgence of Cimex lectularius, better known as the common bed bug , has turned playful bedtime sendoffs into truly fearful warnings. This resurrection can largely be attributed to the halt in using the pesticide DDT that nearly eradicated bed bugs in the United States in the 1950s, leaving little to no defense against the uprising minuscule offenders today. Adding to this effect is the fact that bed bugs are nocturnal in nature, preying on sleeping people across the world. They feed on human blood, leaving only a trail of red itchy welts or localized swellings on the skin as calling cards of their appearances.

While red marks may be an indication of an infestation, they are definitely not a confirmation. Finding these critters is no easy task, as they are approximately 4-5 mm in length with a flattened form, allowing them to hide in crevices and creases with ease. While often found hiding all over the house, their favorite spot to conceal themselves-in the event that a mattress cover or pillow cover are not being used-is in or around the bed, hence their name. Being so close to their primary food source gives them the opportunity to feed every 5-10 days, though they are able to live up to 18 months without eating. .

A bed bug will dine on human blood for approximately 5-15 minutes before it will be fully engorged, more than tripling its size. This change has been known to cause misidentification as it becomes round in shape, different from its naturally flat shape. Additionally, when it is an adult it becomes brown in color, except after feeding when it takes on a dark red hue due to the intake of human blood.

How to Detect Bed Bugs in Your Home

Because of their minuscule size and innate ability to hide, bed bugs can enter the home in a multitude of ways, including any type of object that can be transferred from one home, apartment, condo, hotels, etc., to another. This transferability, coupled with their hyperactive reproduction, allows their wrath to be widespread very quickly, especially in homes that are older or have many cracks and crevices, messy cluttered homes, and homes where mattresses or pillows are not covered with some sort of allergen-reducing encasements. To get a feel of their ability to infest an entire house, here are some reproduction facts:

oFemales lay eggs in clusters of 10-50 in just one day

oThe eggs are whitish in color, pear shaped and approximately 1 mm in length

oA female will lay up 500 eggs during her lifetime

oEggs hatch in 1-2 weeks time

oIn one year's time, three generations of can be produced

oNewly hatched nymphs--as they are called-begin to feed on human blood immediately

oNymphs are colorless and the size of a pinhead

oA nymph will go through five molting stages before becoming a full adult, feeding during each stage

Though these wingless vampires have been known to be brimming with pathogens--hepatitis B and plague included--they have not been shown to be a transmitter of disease. Unlike mosquitoes, they are not thought of as being a medical threat, making them more of an annoyance then anything else.

Some people try to live with bed bugs in their lives, though they often are covered with welts and scars from scratching all over their bodies. No distance is great enough to be protected once they have entered your home. They have been known to travel over 100 feet on their own to feed, making merely disinfesting your bed and using mattress and pillow covers a futile act.

In order to be fully rid of these pests, a home needs to be thoroughly cleaned, ensuring that every crease, crevice, floorboard, outlet and corner has been cleaned and rid of them and their eggs. Furthermore, every hole and crack should be filled and caulked, leaving little to no room for already existing eggs to penetrate the home. Once your house is rid of infestation, you should use a complete, zippered mattress encasement, a complete zippered pillow encasement, and a zippered encasement for your box spring. This traps any existing critters inside, essentially permanently removing them from their food source, and disallowing new bugs from hiding in their beloved hotbeds.
